Aurora Loan Services is horrible & won't work with you.

I'm looking for an Arizona attorney to help me fight Aurora Loan Services. My story is similiar to many others here. I was approved for a loan modification about 2 years ago. I was approved right after filing for CH13 bankruptcy. I made the trial payments then several months of payments. Still showing past due I kept calling them and finally after months of calls (still making pymts) I was to...ld there was a clerical error on their side & to keep paying my payments. About 2 months later I received a 0 amount past due monthly statement with no payment due for 2 months. I called them and they confirmed no payment for 2 months something about money during a mod is placed into an acct and once your mod is final the money is applied to your account and we have a overage. I asked them to note their system that I was calling and being advised to make no payment for 2 months which they did. About 60 days later I got a bill for thousands past due and they filed against my house. Being in a CH 13 my bk atty has tried to fight this co for almost 1.5 years now. We went to a mediation about 2 months ago with no outcome. They want full payment of approx 38,000 or will take monthly payments for 12 months. This is not possible as I'm in a 13 and they know it. They admit to their error but will not work with me at all. We have made offer after offer to this co and they will not accept any offer I have given them. I want to file a lawsuit against them. I want to keep my house. this mess has cost me so much; my husband and I are going through a divorce. The stress of now knowing if you will keep your house or not has been so hard. I want to repay the missed payments as I have not paid them since they filed against the house but they won't work with me. I can pay an attorney I just need an experienced attorney to help me as my bankruptcy attorney is not getting anywhere with them. Thanks for any assistance anyone can provide me.

Went through a loan modification with these Idots, when they sold off to another servcing company they lied and never sent loan document to us. Then the new servicing company not a clue of what was going on.Thank you so much Crrystal Jones you are a f###n ***. Now I have to go through and open another modification with another company, boy you must have *** for brains. Not to mention we are now getting foreclosure notices from Quality Servicing Company. For some people lying in the only way to get satisfaction. AURORA IS THE WORST IN THE WORLD!

Aurora loan fraud

My Name is David Akin below is the short story, I have very detailed information on this account. I had a loan with Aurora Loan services and in 2009 I started a, "making homes affordable" loan modification with the "foreclosure group" in phoenix Arizona, a company that help process these modifications. All the paper work and payments Aurora accepted and foreclosed on my home anyway. I have phone conversations with Auroras representative's admitting that they made mistakes on my modification and that they would resend the sale this was only to buy time so that they could get their realtor who was not even licensed in Arizona at the time according to my research, to file phony paper work to make me think that the house was sold and that we had no choice but to leave within seven days. All of this happened in an approximate two week period. When my family and I left, we were forced to sale almost all of our possessions and move out of state. to live where family members could help us out. Over a period of about three or four months my research on Aurora found that our house actually did not sale at the county auction that they claimed. They flat out lied about the whole process just to "in my opinion" to make it seem that we had no options and no time. This would give them the 80% of the original loan amount from the feds and then later real foreclosure sale immediately making it a win win for them. I have all documentation that everything that was required by the program was given them and also the voice recordings of them admitting that they made a mistake. I do plan on filing a suit. i am looking for an attorney that will at least look at this case. Also never have conversations with your mortgage company no matter who they are without recording your conversation. In some states like Arizona you don't even have to let them know that you are recording. Failed to pay our homeowners insurance before selling our mortgage.

Aurora Loan Services transfers our mortgage and doesn't pay our homeowners insurance, which was escrowed. Now I've been informed that our coverage was dropped over a month ago for nonpayment. Aurora has apparently gone OUT OF BUSINESS! Not sure if my insurance will be reinstated. Looking for an attorney interested in this fight. We've apparently been without homeowners coverage for over a month. Frightening to think about here in Florida with all the thunderstorms/lightning strikes that could have started a fire. Aurora's phones have been turned off...nobody accountable for this injustice. Wonderful news...just wonderful.

They told me I had no insurance and added $250 to my payment saying this is the correspondence recived from Aurora .

There is a California case on line entitled Mabry v. Aurora Loan, et al.

The attorney representing the Mabrys is Moses Hall. Just Google the case name and it will pop up.

The case is a California case filed in Orange County. From what I have seen on line about Aurora it is obvious that many of the loans it processed administratively, serviced and funded MERS was the vehicle used to commit fraud.

Harassment phone calls

Every single month since my loan was sold to them many years back they have harassed me by calling my home several times a day, and throughout the evening, telling me they are "trying to collect" a debt. I've never been late except for 1 day, and I called them to let them know that it was because my Mother died. Aurora is the most cold-hearted corporation I have ever dealt with. They are very rude, and condescending. I can't even feel free to ask them to help me with my loan due to the numerous complaints on so many sites. How these jerks can continue to get away with the tactics they pull is beyond me. How do these execs sleep at night!

I received 4-7 calls per day, everyday from Aurora and whenever I would be home to answer and would connect me to a representative they would say I'm sorry we have a glitch in the computer system and you were called by mistake. The calls stopped one week after my loan was sold to NationStar. BTW, these calls went on for approximately 6 months.

We have been submitting paperwork to short sell our house since November 2011. We have 3 approved buyers, but for some reason Aurora continues to ask for the same paperwork over and over.

My husband and I are divorcing and dealing with Aurora has magnified the emotional stress we are going through.

Now I know why California has so many foreclosures, terrible buisiness practices. Who monitors these mortgage companies, are they not held to any standard??

Aurora Loan is a Joke

I myself have been dealing with these idiots at arora. Whatever you do-- DO NOT LEAVE YOUR HOMES!!!! If they can not produce the note to your house they can not make you leave. I have lots more to say but not time. Program call reconomy.com check it out. Again, I have been told by numerous people. DO NOT LEAVE YOUR HOMES. Hopefully someone will pull their heads out an figure out a way for us to be able to make payments that fit into our budgets since so many of us are dealing with job loss. Good luck to everyone!

I am 5 months behind on my mortgage and currently in a repayment plan,which the loan advisor from Aurora told me to break,by not paying it,then call back in on the 1st of the month and ask for a loan modification process to begin. I already have read 100 blogs about how they are idiots(And they R)and will try to munipulate u to pay by any means.

I was told to file in feeral court;instead of my county or state court and ask for or the original not. I need to know how to proceed (the right formal docs.) and exactly if federal is the way to go.

Aurora Loan Service is one of the top most worse bank to do business with. I'm in the process of buying the property put on sale by the so called Bank as REO property. They accepted the contract, opened the escrow, deposited EMD money. Did everything to close the deal on time, even repaired the bathroom as it was loan condition. But when everything was done Bank refused to close the deal. They extended the close of escrow date 2 times and yet were not able to close the deal, giving no reason at all. They behave in such a unprofessional way and only answer they have is if you can't wait, go head cancel the deal. If anybody in such a situation please repond to this as I'm talking to my attorney to sue the bank.

I WARN everyone, DO NOT enter into a contract to purchase an REO residence from Aurora Loan Services, Inc. You will not get into your home until you are completely fed up with them and you no longer want them to close.

Providing option to CANCEL should not stop legal action against them because people just not get into contract, do everything they can to make the deal and waste their time and money just to cancel the contract without any solid reason. Same here, closing was to be 1/20. Aurora originally said they were going to charge us $1000.00 a day if we weren't able to close on that date.

Then their assets were placed on hold and we are on our 3rd extension. Our next move is to also contact an attorney to find out what our options are and if there is someway to motivate them.

They don't care about our situation or if they sell the property. I have this bad feeling that there isn't any legal action that can be taken against them because they continually give us the option to cancel the contract.

Aurora Nightmare! - Three years of frustration

I could give you the full story and background regarding our situation but you would be reading a novel. The short of it is, we tried to work with Aurora for almost three years on getting approved for HAMP, loan modification. We qualified right from the beginning and proved in black and white over and over again, no question that we qualified. We sent the same documentation they requested over and over and over. They lost it, never received it, the excuses went on and on. Like I said, this went on for almost three years! My husband lost his job although we made sure our mortgage was the first thing we paid. We were never late on a payment which caused other bills to be late or not paid which brought our credit score from 8 to bankruptcy. All because of Aurora. They are rude, shady, liars, ruthless, inconsiderate, I could go on and on. I work for the Police Department, right hand to the Chief of Police. I coordinate all the community events and have met and befriended many Congressmen/women, Governor, City Auditor, and many other Government Officials. When I finally got the approval for Obama's Making Home Affordable Program, I received a letter from Aurora, once again, saying they did not receive documentation requested and therefore the approval would not go through, I was fed up. I contacted every Government Official I knew and then some. I wrote a letter to all and made Aurora aware of what I was doing. Coincidentally I was approved within hours. Although, they did not reduce our payments by much at all and we had to pay fees that, to this day I am still not sure what they were for. We really didn't save any money and our interest rate only dropped by less than 2%. I have said from the beginning we have a large amount that should have been credited but instead they charged us. After fighting with them for three years, and having to declare bankruptcy, I chose not to pursue the matter in fear than they would take us off the program and up our interest rate. I know they owe us thousands but who knows what they will do if I rock the boat. That is just wrong. I have all the documentation, conversations, dates of who and when I spoke to and about what. I have every letter and correspondence between us and Aurora. If anyone has any suggestions, please respond

To FIHouse: contact a knowledgeable local Realtor who is willing to give you some free advice/assistance with your attempt to get a loan mod.

To All: I read a good suggestion about working with the banks on loan mods and short sales: once you get a live person on the line you record them. Put your phone on speaker phone and start your recorder.

Using the person's name or id number (what ever they give you), advise them that for purposes of file keeping or tracking purposes or whatever your purpose is (be diplomatic in your choice of words :) ), the conversation is being recorded. Hopefully this will keep you from getting the run around and being spoken to rudely. Remember to be on your best verbal behavior and at the end of the call state the date and time of call prior to turning off your recorder.

YOU MUST ADVISE THAT YOU ARE RECORDING!!! Label your tapes and store them safely in case you need them later!

CRAZY SHORT SALE IN DENVER

I am a realtor. I have a home in Denver that is being sold as a short sale. The sellers are active duty to their country so Aurora Loans can't foreclose on them. There are two loans against the property so Aurora Loans says they can't process a deed in lieu of foreclosure. The BPO on the property came back at $119K and the property at best is worth $95K if it had a sewer, roof and electric work that it doesn't. They have turned down the short sale. What can the sellers do? I fear that when they are done with their active duty, they'll come back to a torn up empty house that the mortgage company has put years of arrears payments on the back of. VERY disappointed in this company. Due to a job loss, we were behind on our mortgage payments. Tried for 3 months to speak directly with the customer service rep assigned to my account. I would call Aurora Loan Services & be directed to "Holly". However, in all that time, I only was able to leave a message on her voice mail. She only returned calls at odd hours and refused to schedule a time to speak with me (my job does not allow me to take non-business calls). All I wanted from her was the opportunity to discuss repayment options. With no help from ALS, I have now brought the loan current. Will be shopping this to another lender ASAP! Looks like the local credit union will be getting my business.

My Forelcosure Nightmare with Aurora Loans

After a two year battle with trying to get Aurora Loans to give me a loan modification, I finally lost my property to an illegal auction that Aurora did Friday, December 2, 2011. We had them on numerous counts of deceptive loans practices and would have been able to win in Boston Superior Court. Aurora's attorney, however, immediately pulled the case out of Superior and bumped it up to the U.S. District Court. The judge in that court, Judge Sterns, did not even let my attorney present a our discoveries against Aurora. The judge also openly admitted that he disagreed with some of the recent rulings against the banks. The judge blatantly ruled in Aurora Loans favor to foreclose on me even though they did not have the proper documents and note in place. I found out through other attorneys that it is very common for U.S. District judges to rule in the banks favor. This is why many of the banks are bumping their cases out of Superior Court to U.S. courts. So far this ordeal has been very draining and costly, over 10,000 in legal fees, not to mention that Aurora loans misled me into paying them $9,000 for a loan mod that never would happen. Right after I sent them my last $3,000 forbearance payment agreement (all three payments of $ 3,000 were done on time as per agreement), they sent out another auction notice on my property. The forbearance agreement payments are a scam to suck more money out of you right before they foreclose your property. To add insult to injury, when they auctioned my property, they sold it way below market appraised value. (About a $100,000 below market value). Also, they added over $20,000 in "fees" for administrative/legal costs to foreclose on my property. When I tried to refinance my property with another company, I was declined because Aurora Loans turned my $ 352,000 into a $405,000 loan and this is after I already paid them $9,000 during the forbearance agreement. After Aurora Loans gooched the amount of the loan up so high, no investor would refinance me, resulting in certain foreclosure. The final blow in this horrible ordeal, is now, Aurora has come to my attorney and told him that they plan on suing me for the loan deficiency, which is over $100,000 dollars, because they sold the property for 50% of it's true value. Now I am faced with more legal fees to counter sue Aurora to offset their lawsuit against me. And guess who the judge will be for the lawsuit case? The same judge who ruled against us on the foreclosure, the pro-bank judge, Judge Sterns. How can anyone really win against the banks when even the U.S. district judges are going to be ruling in the banks favor? I wonder what percentage of cases against banks win in U.S. District courts? Aurora rob my house in 2010, I believe they are the worst lender in US history, giving me all of the hope and at last foreclose my house for 1/3 of the true value of the property. I worked with them for the modification plan for a year, but at last they sold it for $70K for a house worth of $300K

Aurora foreclosed on my property in the midst of a short sale and ultimately sold the property for $200k less than my purchase price and $100k less tan the short sale offer. My mortgage was recently sold to Auroa Loans. What a nightmare!!

They have tried to raise my monthly mortgage by $300.00 a month even though I have a fixed mortgage. They claim I did not pay enough in my escrow account. Well of course not when I found out that they not only paid my property taxes but three other properties (Which I do not own) and two not even in the same county as my current property--out of my escrow account!! I have tried for three months to get them to correct this!

I have been making higher mortgage payments until they can straighten this out!!

This should not be legal!! I have already contacted an attorney.

I got my foreclosure case dismissed with Aurora because they refused to speak with me during mediation because I didn't have an attorney and they filed an impasse. Then the judge ordered them to pay for & conduct another mediation, and they failed to comply again.

If you go to ssuzy990 on youtube, you will see the video where I speak about my foreclosure at Florida's state capital in Tallahassee.

Good luck to all of you, Aurora is by FAR the worst company I could ever imagine working with!! They ruined my credit after I paid off half my mortgage!

They are horrible to work with and have no intention of giving anyone a loan mod.

I tried 3 times (2 times in a row because they asked for more information and then claimed I was past the 30 days for sending it back - I didn't even get it in time to send it back in time). They are the worst!

We lost so much to Aurora Loan Services too. Our house was in Nevada and forecloses upon more than a year ago.

I believe Aurora L.S. should be held by courts of Raceteering. They should not be making money off of people and even shorting the investor who holds the loan too.

We lost over $100,000.

My heart goes out to you. I hope that someday soon Aurora Loan Services will be held accountable in court and required to pay back all the cheating they have done.

Your best course of action now, tho you may not want to take it, is to file a bankruptcy.

A bk will wipe out the deficiency.

Loan mods are hardly ever granted; a short sale is the best way to go, but it's way past that.

Aurora Loan Services is the WORST!!

I have owned my house for over four years now, I have never been late on a payment. I understand that the due date is the 1st but we have a grace period of until the 16th until it is considered LATE!! Every single month beginning on the 2nd of the month, Aurora Loan Services call me 10 times a day to find out about the payment. Isn't this harassment??? It is ridiculous that they do this and is extremely annoying!! Why don't you call the people that DON'T pay their mortgage on time!!!!!! - EXTREMELY PISSED CUSTOMER!!

Write them a letter and request that pursuant to the federal Fair Debt Collection Practices Act, 15 USC section 1692c(c) that they make no more collection calls re: late payments to any of your telephone numbers, and that the communications should be in writing or online, etc. You can also include any challenge you have been having. Once I did this the annoying calls stopped.

Every month i receive calls from Aurora although every month my payments are paid by the due date. I just received a call and was told to fax a letter to have the calls stopped (303) 728-****,I'm faxing it today.

I'm asking all of you to call aurora every day after you have made your payments and ask if it has posted to your account.

I'm willing to bet they will stop calling you like they have lost their mind......AN EYE FOR AN EYE call them every day and check on your payment. It's not a personal attack, you have the right to call and ask questions just like they have been calling you.

My husband and I go through the same thing each month as well. They call it a courtesy call and some of them are really ugly when you ask them to stop.

Never had a late fee as yet although they continue to harass, my ARM comes up in July, I have paid 4.5 years of interest only am I am $50,000.00 upside down, never had bad credit. They refuse to modify because I actually have a savings.

We have 797 & 803 credit scores and they want budge. Come July they can hold this place.

Aurora Bank employs idiots

We have had a mortgage with Aurora for several years. We do not have our taxes or insurance escrowed - we just pay them ourselves and provide Aurora with the Proof of Insurance. We had to change home owners insurance to a different co. d/t our previous co. not insuring in Florida. So right away we got a new policy - we mailed a company to Aurora and our ins. agent faxed a copy. Nope they didn't receive it. We did it again! No they can't find it. We have even done 3 way calls with the Aurora person standing at the fax machine and receiving the proof of insurance - then poof - suddently no one can find it again! This has been going on for months and every month they say the problem is fixed but the very next month it is as if nothing has been fixed. UGH!!! Every month we pay several hundred dollars more than our required mortgage - our payment is due on the 1st but it isn't late until afterthe 10th. Despite that - if the payment is not paid exactly on the 1st they begin their non-stop harassing phone calls!!! We are never past the late date and with the economy the way it is you would think they would be happy to have customers like us. If they spend this much time HARASSING paying customers I can't imagine how they treat the people who aren't paying their mortgage. Gee maybe I should just stop paying - it can't be any worse than when I do pay!!!!

I am going through a nightmare with this company. I'm now onto my 2nd attorney trying to enforce the terms of my modification that Aurora is ignoring.

I've made all of my payments and they can't seem to apply them properly. This company is horrible!!!!!!

Aurora Loans is the worst!

For 3 years I have dealt with Aurora for a modification, I made "‹"‹3 payment agreements to get a modification and to date I have not solved anything. Just ask for papers and documents and no response, until the deception?, Everything is to have the money next to them. incredible Not only that until amenanzan constatemente to feel bad. Where are we going to stop with these banks only want to exploit people in need without consideration that we are working people that we sacrifice a lot to enrich those who have more. Who will answer for this and which side are we?
