Aurora Loan Services review by Investigating
I am looking for anybody who has dealed with "Aurora Loan Services LLC", or is still dealing with them. I'm about to buy a property owned by this company, but after reading all these negative comments I'm getting really concerned.

Since I am also a former TV anchor and investigative journalist, and I would like to know exactly what is going on with this company before I do business with them.... - especially since most of the complaints on this website state similar problems with Aurora.

Please, contact me as soon as possible with a detailed description of your experience, and if the issues were resolved! Thank you.

I had my house foreclosed on by Aurora. These people set my payments up $500.00 more a month when I lost my job, and now I have a very good paying job and they went ahead and foreclosed anyway. They did not want to work with me or anything. They are loan sharks and not even my original lender on the home as my original lender was bought out by Aurora.

September, 2007 I was laid off from my job, now I can’t afford my home.  

I work in the mortgage business as a Loan Processor. After losing my job last September I was lucky to find another about four weeks later. Now, the market has slowed down so much we don’t have enough going on at work to keep us busy so my hours have been cut in half along with the rest of our administrative staff. 

 

I tried selling my home “By Owner” initially and started this process October, 2007. By March with no luck selling By Owner I had to list it with a Real Estate Agent. My home has been listed now since March, 2008. I have only had one offer on my home to date with over 2 dozen showings. In March there were about 4 or 5 homes for sale in my town for less than $200,000 (including mine). Now there are over 20 homes for sale in my town for less than $200,000. So far I have only had one offer for $155,000 from an investor. 

 

The offer I received on my home was submitted to my 1st and 2nd mortgage lenders to review to do a short sale. Both of my mortgage lenders did their own Exterior BPO, which stands for “Broker Price Opinion”. A BPO is what a Real Estate Broker tells the Lender is the current value of a property. The Lender then bases what they want for a property in a short sale on this BPO value. My 1st mortgage lender (Aurora Loan Services/Aegis) said they want about 85% of the BPO value. Both of my lenders have inaccurate BPO’s. Neither lender will provide me with a copy of their BPO’s, but they did review some of the details with me over the phone, which is how I know they are blatantly inaccurate. While Aurora Loan Services was supposed to be reviewing my short sale package, I urged them (along with my mortgage mitigator) to do an Interior BPO since the one they have is inaccurate. They said they would do so, a couple weeks went by and a new BPO had not been completed. When I called to check on the Interior BPO they said they don’t need to do one. I again reminded them of the inaccuracy of their Exterior BPO and that they are not basing their decision on an accurate or fair value on my home. I feel the Exterior BPO Aurora Loan Services has, has over-valued my house by about $25,000. Again, Aurora Loan Services said they would order an Interior BPO. Another week went by and I heard nothing. This has been going on now since I received my only offer on my property back in April, 2008. I keep getting the runaround from my Aurora Loan Services and I just want a fair and accurate value on my home. While I’m getting this runaround from them, they are still reporting me late on my mortgage. Maybe I wouldn’t be so late now if my lender would stop playing these games. Everything they are doing seems very unfair. 

 

While I was in the process of trying to get them to do another BPO, they rejected the offer on my property. The reason they rejected the offer is because the offer was too low. They also said they rejected the contract because my 2nd mortgage lender wouldn’t agree to it (which wasn’t true) and that they don’t want to sell the house to an investor. First of all how can they pick and choose who they sell my house too?? What difference does it make who buys my house as long they pay the price?? Anyway, I continued to try and get Aurora Loan Services to do an Interior BPO to get a fair and accurate value of my property. They now tell me that there is no reason for them to do an Interior BPO because I don’t have a contract. Well, I did have a contract, but Aurora Loan Services rejected it because the offer was too low!!! How can the Aurora Loan Services accurately determine what they can accept in a short sale when they don’t have an accurate figure to begin with?? The offer was too low based on an inaccurate value!  

 

Aurora Loan Services is still reporting me late on my mortgage, six months now. I do not feel Aurora Loan Services is being cooperative whatsoever. I called Aurora Loan Services again to do a modification agreement and the person in charge of my file (Stephanie Jordan) wouldn’t even come to the phone, she passed messages to someone else and they talked to me on the phone. The message I was given is that they won’t do a modification agreement for me because I’m too far behind on my payments. They won’t do a modification agreement, they won’t cooperate in doing a short sale or establishing a fair and accurate value of my home and now I go to court for foreclosure on August 15, 2008 and again September 4, 2008. What do I do now?

Its 4 am and I'm up warring over my home being for closed, 8 month ago I fell behind a month due to a tax Levey. it took a few months to catch up and when i finally was able to the started running me around.(keep in mind i never behind more then one month. briefly this is how it went down, 

1 They raised my fixed rate loan from $1400 a month to $1800 a month, This was for forced insurance . although I had more then the min required. I also ask for a payment history it took seven month to credit it back to me 

2 They return red my check because it was not for the correct amount. My fault I OVER PAID By $2.00 also ask for a payment history  

3 Then returned the correct amount check because it was not a bank check. also ask for a payment history  

4 OK now between the back and forth I'm three month's behind and they want me to sign a new contract making double payments for the next five month or they foreclose. also ask for a payment history  

5 they tell me not to send the $4500 payment until I get the contract although I send it anyways because I'm getting worried and a bit freaked out,I receive the contract a week later and this is when, also ask for a payment history  

Every time I call I ask for a payment history , because They are making me pay about $6000.00 over what i should,  

6 it goes on and on this week I sent in the last of their bull *** payments a balloon payment of $5000.00 Thy finally credited me the forced insurance after making me jump through a hoop going back and forth between my ins co and their departments then they refunded me the money into my escrow and not to my payments then they had send my a release to transfer the money then they had to make numerous request from one department to another, 

7 So I in person at my bank electronically made the final check two weeks ago, I have the conformation numbers and they cleared my bank, by the way, my home is up for foreclose sale in three days. you think its all over, don't you?  

*** NO THE IDIOTS ARE TELLING ME THAT THEY HAVE NOT RECEIVED MY LAST TWO ELECTRONICALLY SENT, CONFIRMED, DEBITED FROM MY ACCOUNT, PAID AND CASH PAYMENTS, 

 

8 i e mail them three times a day giving them information like what bank then what kind of check them how why what it goes on and on  

 

 

I'm really worried, I have paid more then I owe and I don't know what to do 

PS I'm still waiting for my payment history

:roll YOU WOULD BE NUTS TO DEAL WITH THESE PEOPLE. 

SAVE YOURSELF A HEADACHE AND CECK OTHER ALTERNATIVES. 

~ IF I WOULD HAVE KNOWN I WOULDN'T HAVE~ :sigh
